Building Construction is a vast, expensive and highly technical and extremely scientific process that must not be overlooked.
Unfortunately in this part of the world, we always want to eat our cake and have it at the same time. In other words,
we want a building to stand, earn rental income from it without actually paying attention to the details of the construction of such structure.
The Process of Building Design is a long process which I would only highlight here and maybe in my subsequent posts, explain them in details.
They are as follows;
- Land Purchase
- Survey and Register Land.
- Engage An Architect to Produce a Design with his Design team which includes the structural Engineer, Mechanical Engineer, Civil Engineer, Electrical Engineer, Plumbing And Heat Engineer. Unfortunately, this happen to be the most important aspect of the process and in our clan the most abused part of the construction process by many building or property owner, and they in turn in most cases suffer the consequences of ignoring this stage and not paying attention as required. In most cases, the building owners don't want to pay due sum for this process, so when they go for cheap work, they usually have regrets when things go bad.
- After Design Stage, the next is construction Stage. Here before it is commenced the Property owner would need to seek for the input of a Quantity Surveyor (QS) who is very relevant at this stage to give an estimated sum of construction (Materials and Labour Alike). This would be a blue print for a property owner to know if or not to commence construction. Again, most property owner ignore this stage because of not wanting to pay for the services of the professionals. Running away from the responsibility doesn't mean you will always succeed in proceeding with construction, should things go wrong as shown in the pictures below, who is to blame? Am sure you know the answer to that question.
- Construction proper: Substandard Materials and Poor Practice. This is is usually influenced by two factors. The client or the contractor, all in the process of managing costs at the expense of the job at hand which suffers standard issues as well as practice. Building owners as well as contractors should endeavor to avoid this...
- Unsolicited Change of Use of Building Design and Specification.
- Poor Maintenance Culture.
And so much more... I will write more on the last two points I just raised at the concluding part of this article and as well add more causes of building collapse in Nigeria, using Lagos and a few more states as a case study...
